Gleannloch Farms Spring TX Market Update - March 2012


Gleannloch Farms is one of the most Northwest Houston masterplanned community in Spring, Texas. This months's home market update includes sold history from September 1, 2011 to April 22, 2012; a bit over 6 months of history.

In total, there were 83 sold homes in the community of Gleannloch Farms Spring TX. Topping the charts was a home (44 Gleannloch Estates Dr.) sold at a $2.385Mil, only a 0.625% price reduction from it's originally listed price at $2.4Mil. This home is huge - featuring a little shy of 10,000 square feet, 5 bedrooms, 6 bathrooms (that's right - 6), and 2 half baths built in 1979.

At the bottom of the pit was a foreclosure; as expected. The home at 9407 Sagehampton Ct. sold for a measily $55.37/sqft at an affordable $144,900. Pretty amazing to believe the deals to be had in a community also selling million dollar properties; right? That's the major advantage to choosing to live in Gleannloch Farms.

Including the highs and lows, the neighborhood has averaged $88.21 per square foot in value, with homes selling on average of 73 days. The average price in Gleannloch Farms came to be $326,405 for homes averaging in size of about 3,427 square feet.

Interesting stats Steve. Pretty strong market with average days on market only at 73 days. We're getting better here in Stuart, Florida, but not quite to those levels yet.


Definitely Gabe - Houston has actually just experienced their 10th consecutive month of rising sales as of March. Things in 2012 are definitely looking up here.

I did read a NAR report that you might be interested in for your market - sales were down but inventory is stabalizing across the country.
