I wouldn’t call Cape Coral, Fort Myers, Lehigh Acres real estate market correction horrible. It was coming due. Cape Coral, Fort Myers, Lehigh Acres sharp price declines late 2007 were an opportunity. Now people can actually buy a home. Investors can buy and hold.
In Cape Coral, I just wrote a contract on a 4 bedroom, pool home, under $115,000. This sounds good to me. I have good Gulf Access listings under $320,000. Many wonderful properties are on the market at strong discounts.

Would you believe in our area of Cape Coral, Lehigh Acres, Fort Myers there are property owners collecting rent as they are foreclosing on the property.
The tenants have paid a security deposit, maybe a pet deposit and last months rent. The default landlord has pocketed these fees and the rent money.
When the lender takes the property back the tenant is simple evicted, no fees returned. I know the landlord has no right to this money or the rent if they are in deficiency.
This can’t be legal. I had a call yesterday from a person in this situation. She was told, by an attorney of course, that she could sue the default landlord. That’s a joke, right?
