New Jersey Real Estate Sales...A Drag?

The Otteau Newsletter this month is interesting.  It talks about New Jersey's declining real estate sales...not so bad.  Here is a brief synopsis....

Contract sales reached the lowest level since 2005 in November coming in 18% below the prior month's pace. New Jersey's unsold inventory fell for the 3rd consecutive month reflecting 64,000 homes compared to August's 72,000. The reduced number is not an indication of sales, but actually driven by weak market performance...sellers deferring their selling plans until the Spring and home builders slowing the pace of new construction. 

Home prices are predicted to continue to decline into 2008.  Attention Home Sellers....this strongly indicates that waiting to sell your home is not a good choice if you want to…

Keller Williams Realty In Summit NJ Was My Choice!

Big news....I have transferred to Keller Williams Realty in Summit, NJ...www.housebeautifulnj.com.  This change is something that I've been researching, investigating and thinking about for quite some time.  Actually, I was ready to make this change two years ago and had a last minute change of heart.  I even went so far as to order my signs and business cards.  Luckily, Keller Williams was nice enough to hang onto my signs and something told me to keep those business cards...I gave one out last night!

Lets take a look at the Summit NJ home sale activity.  Right now on Christmas night there are 104 homes for sale in Summit.  Year-to-date, 200 Summit homes have sold.  A breakdown is as follows:

  • Average Sale Price for 3 bedroom - $683,397
  • Average Sale Price for 4 bedroom - $1,183,749
  • Average Sale Price for 5 bedroom - $1,926,776
  • Average Overall Sale price - $1,147,637
  • Average Days On The Market - 61

    Morristown New Jersey Home Sale Statistics For 2007

    Well, here I am on Christmas Day night going over some interesting year-end stats and I thought I'd share them with you.  As we near the end of 2007, we currently have 118 homes for sale in Morristown NJ and 132 in Morris Township.  As of today, 169 Morristown homes have sold and 200 Morris Township NJ homes.  Below is a breakdown of average price ranges and days on the market.

  • Average Sale Price  for a 3 bedroom home - $497,090

    Holiday Spirit In Washington HQ Morristown NJ

    I'm attending a holiday party this Friday in the Washington HQ area of Morristown.  Its a wonderfully charming area with beautiful older homes just outside of town. 

    Every year this party has a dedicated theme in keeping with the spirit of the season.  Last year it was Toys for Tots, I believe the year before we were asked to bring clothing to donate to a charity.  My congratulations and best to the host, Michael Tobia for making these holiday get togethers even more meaningful and allowing us to give back and perhaps make a real difference.  This year we'll all be arriving in our holiday best armed with new or lightly used blankets to donate to the Market Street Mission.  This is an organization right in Morristown NJ dedicated to assisting the homeless…

    Advice For Morristown NJ Home Buyers

    Every buyer is looking for a bargain these days.  Its no secret that the homes are sitting a little longer and sellers may be getting anxious for an offer.  As a buyer you might be thinking that any offer is a good offer. 

    Its very important to work with an experienced realtor that will research the home and area so that your offer makes sense and isn't actually insulting to the seller.  Remember that the first offer is a starting point and you want to keep the door open for further negotiations.  Your realtor can run a report of the comparable homes that have sold in the area recently so that together you can make a reasonable offer and back it up with supporting documentation.

    Put Your Chatham NJ Home On The Market Now!!!

    Many sellers take their homes off the market this time of year due to the holidays and the feeling that shopping for real estate is the last thing on everyone's mind right now.  Here are a few good arguments why now is a good time to have your home listed.

    • Buyers house hunting this time of year are more serious.
    • Buyers have extra time to shop this time of year as they are very often taking unused vacation time.
    • If your home is not even listed, it definitely won't sell.
    • If everyone else takes their home off the market due to the holidays, the inventory is reduced....sellers with their homes on the market have a greater exposure and a better chance of a serious buyer seeing and possibly purchasing their home.
