Buying a Brand New Chicago Home

I was looking over some Broker/Client registration forms with a new home builder in the Chicagoland area and happened to flip over the back page. Three statements stand out and this is something that many new home buyers have a misconception about when beginning their search for a new Chicago home:

1) Builder acknowledges a single price policy.

2) Sales prices are not negotiable nor do they deviate for non-broker purchases.

3) Illinois real estate licensee must accompany and register the buyer on their first visit to the new home community.

Key highlights of this: Sales prices do not deviate for non-Broker purchases. You do not get a better price for a new home if you don't use a Real Estate Broker.

Since buyer representation is absolutely free for new home buyers (well, it is from us anyways) it really makes no sense to not use a Real Estate Broker in your search. We have access to resale values in the area, experience in working with builders to help insure the building process goes smoothly and often times New Home sales agents contact us to let us know of the best deals available such as buyer incentives for immediate delivery, etc...

A perfect example was we were contacted by a Luxury Chicago home builder that is selling a fully furnished model on the golf course that was appraised for $1,550,000 and they are selling it for $1,290,000. We don't know about you, but if you are looking for a Luxury home in Lake County, $260,000 in instant equity is a pretty good deal.

One of the most important things is the representation you receive. Your best interests are protected and we love going to construction sites to see how the building process is going for our clients homes.
