Las Vegas Real Estate Homes Search

How nice it is to have a full blown home search on our Las Vegas real estate website with everything that a potential home buyer needs to help narrow down all of the selections! It makes our job so much easier and it's also less confusing for the buyers.... if used properly.

The latest couple we took out to search for Las Vegas real estate for sale actually used it to it's full potential. The beautiful benefit of this is that before we even went out to view the homes in Summerlin and Red Rock Country Club for sale in person, the couple had extensively searched all of the real estate for sale that met their criteria, used our mapping, and dramatically reduced the number of Summerlin homes available for sale that they were interested in viewing in person.

The key part here is they consistently searched on one Las Vegas MLS site through the Las Vegas home search we provide. It really narrows down everything and from the Summerlin homes we viewed today.... all of them met the criteria so all that had to be done was to focus on values and what offering prices should be. Instead of showing over 30 Summerlin homes that met their criteria, Their Summerlin real estate search was narrowed down significantly right from the get go.

On our site, we have a pretty extensive search for homes for sale on the Las Vegas MLS. There is no longer any reason to use third party websites for your Las Vegas real estate needs where your information may be getting sold to all kinds of services. Everything in Las Vegas you see on Realtor.com, is available to see on www.PremierLasVegasRealEstate.com.

You do not want to be searching a third party website that sells your information to multiple real estate agents. We don't think we need to expand on the consequences of that scenario.

The key part here is to find real estate websites owned by actual real estate agents that offer a MLS search. It puts you in control of the search and if you use a search tool like we have on our Las Vegas real estate site, you'll see all of the homes for sale.... and be able to store them in your own private folder for further searches.

Michelle & Paul, enjoyable blog reading! I like the first paragraph with the wording "help narrow down all of the selections!" this is so true for the buyer these days. With so many choices on the market the elimination of confusion has to start with the agents services. The tools that an agent can provide these days go as far as turning the home buying process into a "due diligence" approach from the old school "emotional approach." While there is no getting away from a total emotional approach because it is the place they will call home, the smart consumer is looking at their home as an investment. And approaching the purchase as they would with their investments by utilizing rating systems, walk through checklists, and educated agents are very crucial these days to make the right choice. With the explosion of lead generating services that simply sell the users information to the highest or even multiple agents with little to no criteria to receive these leads, it's so important that buyers select individual, experienced agents with full MLS searches on their websites for guidance throughout the whole process. Our system allows them to do that with useful tools to save all of the properties they want to their own folder, set up for an automatic notification and to receive guidance throughout the entire process from sign up to close of escrow -- with real estate brokers. Since our approach and business model is based on a system where over 75% of buyers that purchase through us, list their home with us when it is time to sell, we always think about the resale ability.

Michelle & Paul, I agree, the "Lead Generating Wish List" that is built from an outside source only to be sold and forwarded to the many agents that subscribe to those services doesn't represent the true needs of the buyer. Wish lists programs that are part of an agents web site are much more dependable to the buying public. The wish list program that generates a copy to both the buyer and the agent for reference in their search is the way to go. Especially the program that places the agents name, logo and information on the buyers wish list for continued marketing of the agent to the buyer that may not be ready to purchase until a year down the road. So many programs these days only copy the agent, while the buyer floats around with their wishes in their heads. It's one of the most important first steps in the real-estate buying process. Duane

Duane, You are right. I want to also add to keep it simple for users without a bunch of gimmicky tools. We researched a lot of systems before choosing ours that had a lot of add ons that have little to zero true value for a user. Some pretty cool tools, but in the end it's best to keep it simple and provide a full search with all of the properties available to view... The system we do use has everything you've mentioned above and allows the user to store their favorite properties to view later on down the road. It also updates them when a property is no longer available -- which just happened to one of our clients yesterday that is trying to get some things in place before purchasing and had saved some homes. Unfortunately, a fantastic home in Barrington Hills very well priced just went off the market to another buyer before our buyer could have something taken care of. The good news is that they have their back up choices still in the favorites folder that have shown some price reductions. Thanks again for your thoughts!
