Mountains Edge Bank Owned Home

Hmmmmm.... Normally I do not highlight the great Foreclosure deals going on in Las Vegas openly and reserve this for only clients but this Mountains Edge Home I came across today makes me want to break my rules just to show you what is available in this great community located in Southwest Las Vegas.

It's not uncommon to hear the horror stories of Las Vegas Foreclosures that are trashed, stripped, beat up or just plain out dirty and while there are some Las Vegas Bank owned homes that fall in that category, there are some great Las Vegas foreclosures that do not. You just never know unless you get out there and look -- something that I've been doing with a long list of interested Las Vegas buyers that see the opportunity available.  In the past two weeks alone, I've personally seen several great Las Vegas foreclosures at fantastic prices.

While showing one of my clients property in Mountains Edge today, we came across this great 1,541 square foot property that is being offered for only $166,250. (My client decided to pursue a Bank Owned Home in Rhodes Ranch that was 600 square feet larger and $75,000 more expensive in a guard gated golf course community which was another fantastic deal that worked out better for them.)

So... I liked this Mountains Edge Home that was just listed for sale and decided it would be a great Las Vegas foreclosure to share -- just to show that not all Las Vegas foreclosures under $200,000 are trashed. And Hey -- it deserves some great new owners. Maybe you!

I really think that it would be absolutely perfect for the Las Vegas homebuyer who does not need a lot of square footage but wants a nice home in a great community. Now, I know this builder and I know what they were selling these homes for brand new. I also know what the options cost and this home has the options such as the stone exterior, granite counters, tile flooring and an oversized lot. (The over sized lot large enough for a pool is pretty Rare for Las Vegas Homes built after 2005 with this square footage and price range.)

The kitchen features granite counters and tile flooring. Not huge but very cozy -- perfect for enjoying breakfast with the family and enjoying a nice cup of coffee to start off the day. The colors are warm and if you are looking for a pool sized lot in a newer Las Vegas community, you'll really appreciate the lot this home sits on with the backyard big enough for a pool.

I've been through thousands of Las Vegas homes since I joined the Las Vegas real estate game back in 1997 and this one certainly gets an A+ for value. The most recent sale for a home in this Mountains Edge community was $227,500 for a 1,561 sq. ft. home so Hopefully you see the value here.
