It is hard to believe that we can be looking back at a decade of sales in Piney Orchard but it's true. I was working on some 2010 year end reports and out of curiosity kept going back further to track sales volume. Interestingly enough we are back to about 2000 stats when it comes to the number of homes sold per year. If you are a current home owner in Piney Orchard Odenton MD or are considering purchasing or renting a home here no doubt you will want to see how this neighborhood stacked up on sales in 2010. It certainly was an interesting year in real estate and those stats are posted below. There were 141 homes sold in Piney Orchard in 2010 including 90 townhomes, 3 villas, 5 single family detached homes and 43 condominiums. The Piney Orchard real estate market is stabilizing and the number of September sales in 2009 was just slightly lower than in 2008. The high sale for the month was a single family home priced at $489,900 that sold for $460,000 with $20,000 in closing help. The low sale was a foreclosure condo on Samantha Lane that sold for $183,500 some $70,000 less than it's original sale price in 2006. The Odenton Maryland real estate market leveled out at Summers end with a year over year adjusted sales value of -5%. We saw a strong finish to the selling season maintaining nearly the same volume of sales as in the same period in 2008. The low sale for the month was a foreclosure/auction property on Samantha Lane in Piney Orchard that sold for $183,500 with an opening bid of $174,900.
