I've written a lot of real estate posts over the years and I thought I'd do a round-up to make it easy for everyone to find my "wisdom". I know it sounds like I'm tooting my horn here pretty badly, but there is a lot of good useful information for agents to dwell on.With that being said, there are also a ton of other great articles on the subject so I thought a quick and gritty round up would be great for everyone here. I'll try and link up everything covered under marketing including SEO, li... Read Full Post

Local search can drive some really good leads, especially when it comes to real estate. Obviously, twitter is a nice way to interact with your potential clientele, but they could be absolutely anywhere in the world. Twitter has been trying to make it easier on people looking for specific tweets in certain areas, but it only goes so far. Location and tag based twitter stats are very valuable and there's more than a few websites that have realized the hole there. As a result, they try to fill i... Read Full Post

When is a Good Time to Re-Brand a Real Estate Image

Recently I decided that it was time to change my growing real estate brand known as "The Ryan Ward Group" to something that I felt better represented the vision that I have for myself and for my agents. This is not a task that should be undertaken lightly. I've actually been intellectually tinkering with the idea for about a year. Coming up with a "brand" is not easy to do. Our lead generation is in large part online, but, I am not so naive as to believe the world will eventually go online fo... Read Full Post

You've seen MLS photos shot with a wide angle lens like (like the ones below). It's probably a good photo, but, not in the form it gets uploaded to in the MLS. Typically, they get mashed (technical term) in from the left and the right until the picture looks stretched tall. Very bad image from a consumer perspective to say the least and wide angle photos really do make for better shots of rooms than a regular width photo. There is a simple way to avoid this, get your full width and not worry ... Read Full Post

Doing Real Estate by NOT Doing Real Estate

I know, I know, this sounds absolutely absurd, but here me out for a sec'. The old way of doing real estate, the knocking on doors, meeting people face to face, saying "Hey I am your local Real Estate Expert, Buy with Me..." doesn't work anymore. I tried them all. I tried what all the real estate companies told me to do, mirror matching, where my name badge, talk about real estate to everyone you know, call everyone in your sphere list, didn't work for me. Some 9 months ago I was getting to t... Read Full Post

Best Practices For Self Hosted Single Property Websites

In a previous post, I talked about the how and why I think that good single property websites can help to market our listings. At that time, I had really just implemented them for all of my listings and wanted to get back to something that I said I would do about what some best practices might be for reusing them. Before I get that far, I do want to say that I can in fact say that it was one of the single property websites that sold a listing that we closed on this past week. The story, as re... Single Property Websites For The Technology Inclined

About two months ago, I posted about a new single property website using WordPress that I developed for added exposure to our listings. I had several people email and call me to see if they could use the WordPress theme for their listings. It took a while, but, I finally got the theme in a condition that would be easy enough for anyone who is familiar with hosting their own WordPress blog to use. For reference, here is an example of one that I created for a listing in Sandy Springs. Be forewa... Read Full Post

Marketing Open Houses With Google Maps

Last week I read a post from Eric Blackwell with his new open house platform for agents in his office. I really liked the idea and set out to create something for my market for my listings. Open houses, I think, might just be the best place to use maps. I would think even better than for a general consumer searching homes. The difference is that consumers searching for open houses are likely to be local and will be less intimidated by seeing a map of the city unlike a consumer from Omaha look... Read Full Post

The Best Marketing For Homes in Sandy Springs

We just listed a fantastic property in the heart of Sandy Springs inside of I-285 that offers an amazing 1.4 level acres with a pool for less than the average sold price for all of Sandy Springs. Located about 3 minutes from Chastain Park, this home at 750 Crest Valley Drive has one of, if not the best, lot I have seen for less than $1,000,000. We just launched the exclusive single property website which will have even more information added to it over the next few days, but we already have a... Read Full Post

I've Joined Team Eric

What? That's right! I have joined Team Eric - and I have thrown all the weight of my entry behind it. I found out where I stacked up so now it's time to give back to those who have the most to gain from a victory - Eric Blackwell. Besides, what would I do with another REW website with a custom IDX? I already have one. And one more thing - I want to help prevent some other people from attempting to sneak in the back door just before the contest ends to claim victory. This will mean that my ent... Read Full Post
