The latest news on tigher mortgage rules coming down the pipe. Today CMHC say they may be setting a limit on insuring mortgages. Currently there they are capped at $600 billion and will need to get the Feds approval if it goes over. The funny thing is markets are doing well and more and more people are obtaining home ownership because of a low rate climate. What I don't understand is defaults are only sitting at 1%. When I decided to open up an Independent Real Estate Firm my goal was to get away from the concept of working within a level playing feild. I did not like how Realogy owned Century 21, Coldwell Banker, ERA and a few other Large Real Estate companies. To me it seemed like there was a cooperate structure that required agents to list homes for sale with the standard 3%/3% split with a 6% contract. I wanted to be able to walk away from the split idea go for volume. The first idea that I want to p... Read Full Post
Yesterday the employement numbers came down, not a lot of full time good paying jobs were created. I think there is more people actively looking for employement opportunities today. This will impact employment numbers that were posted. A very positive note that more Canadians are looking and actually start self employment opportunites. This is up 2%, I'm sure that we could see more job creation from this. Mark Read Full Post
This week is showing strong signs that the spring Barrie real estate market is off to a great start. I'm seeing a minimum of 30 listings daily entering the market. When a listing hits the market it will take 24 to 48 hours before the public will see it on Realtor.ca. I offer a great solution for the public is a free email listings notifier. It's very easy to complete the form at www.newbarrierealestatelistings.com and I will set up based on your property criteria. This way you can see the inv... Read Full Post
What makes a great Ulster County, NY real estate brokerage? That answer has changed over time just as buying & selling real estate has changed. Certain fundamentals remain constant however. Knowing the area is vital. Not simply knowing how to get around, but really understanding the towns and communities that you serve. That kind of knowledge is developed over time and shaped by experience. Conversely, technology has altered the business of real estate forever, and it continues to evolve ... Read Full Post

Have you ever needed to hire a home inspector? What do you look for when shopping around for the right company? One of the biggest problems when looking for a home inspector is that people automatically go by price without digging any deeper into what they are actually paying for. Not all home inspection companies are created equal and most of those $100 dollar home inspections can end up in a lawsuit. When ordering a home Inspection take your time and don't be afraid to ask questions. The In... Read Full Post
Are there taxes due after a short sale? The subject of taxes on a short sale come up almost as much as what is a short sale. Answering the question of Are there taxes due after a short sale? is to some extent problematic when opposed to the typical real estate transaction. First of all, if the home is the seller's primary residence and they sell it via short sale then they are exempt from taxes on it under the Debt Forgiveness act of 2008 (was extended). Therefore short sale taxes don't reall... Read Full Post
For the past 8 years now I have been guiding Buyers, Sellers and Renters through the Minneapolis Condo market. What has been interesting is that over the past few years that buyer and renter market have become more acutely aware of the Realtors that deal in the downtown markets relative to agents that handle other ares of the market. Needless to say anyone that is going to practice real estate full time should have a focus or a niche somewhere is the market where most-not necessarily all of t... Read Full Post
