Service: The Basics of Real Estate

We do real estate the amateur way. We don't even pre-qualify our buyers. We don't make them sign a buyer-broker agreement. We show them as many house as they like to see and houses we feel they should see. We take them to lunch; we take them to dinner. If they're out of state, we often pick them up from the airport and take them to their hotel. We never ask for referrals.
But we have a very good convertion ratio (almost 90%) and we have built up a network of referrals that we never asked for. We have tried different methods but we always come back to this. This, for us, is the most effective. It's all about rapport and service. We treat clients how we would like to be treated. It's as simple as that. All our agents are trained (or re-trained) like this - the amateur way!
So what if you run around the whole weekend showing 45 houses if at the end of the day you have a contract that will make you $7000... not bad for 2 days worth of work!
Service and product knowledge that's really the core of this industry. You can have a doctorate degree in real estate and 114 years of experience if you cannot provide the basic service or don't have the product knowledge your chances of getting a contract this weekend is slim. Buyers will buy a house they fall in love with. Whether they're ready or not, if they fall in love with a house, they will find a way. They will beg and borrow if they have to. It is up to you to find a house that they will fall in love with. That is where product knowledge comes into play.
Price of gas? It can be $10 per gallon and we won't do anything different. Maybe buy a more econimical car.
