Getting Sellers to Want You as a Buyer
Posted Jul 30, 2008 @ 8:14 pm, Viewed by 476 Visitors, Read 483 Times. It is hard to think of a seller that may not want to sell their home, but it does happen. Oftentimes the homes have been in the family for a long time and people do not want to sell the house. These sellers will subconsciously place the house up for sale at a price that is unreasonable. They will also be unwilling to lower their price or help in the improvements necessary for the house. These sellers do not want to sell their home to just anyone, they want to sell their home to the right one.
There is a lot of sentiment in a home. The home is where everything happens, where children are born, where the elderly are cared for, where pictures are taken and dinner is served. The home is at the center of the family life. It is the place of safety and security and the place of joy and love. It can be very hard to let go of, especially to someone that they feel will want to change large portions of the house or someone will not keep up the beauty of the home.
There are a lot of things that the reluctant seller can do to postpone the selling of the home. These things can include setting a very high price on the home and not going down on the price of the home. Other things that they might do are to pull it off the market for short periods to replace it on the market at the same price, just as a new house. These are all actions are all signs of a reluctant seller who is selling out of necessity rather than want. These sellers will often delay selling the home until they can no longer delay or until they find the right buyer who they feel comfortable in taking care of the home they spent so much time and love in.
To become this perfect buyer, one has to know how to approach the sellers and how to handle the situation. It can be extremely stressful dealing with people who do not really want to give up their home. By consistently complimenting the home and letting these people know that you understand how it is more than just a house, it is a home, they can begin to relax and negotiations can be had. It is even possible to get these people to go down to a certain level on the home price if you have the money in advance so it is important to have a mortgage pre-approval. It is also important to come in with an appraisal and to request a home inspection for the negotiations. These people may not see potential problems because of their love for the home and therefore not inform you of these problems, not as bad people, but because they didn’t see them.
