Please advice your buyer about this. . If you have a comparable that we missed and you can validate a much lower price, please submit your offer with this validation so we can pass it to the bank. LOW BALLING our listings will get you a quick negative answer. We do not want to waste our opportunity to sell the home at an appropriate price accepted by the bank. Once an offer get accepted, the property is OFF ACTIVE Status.

Sometimes we receive several offers for one of our listings. . We only ACCEPT ONE OFFER and it gets ratified by the seller with a contingency of a third party approval.
