What you should know:

Finding foreclosure listings in the Internet can be confusing and costly. You can actually contact the lenders directly to obtain a foreclosures list for your city or county. Then again, you would spend hundreds of hours just searching in all the sites to compile a foreclosures list that will be useful for you.,
The main advantage of foreclosure listings obtained directly form the lenders  is that you know they are quality because they are coming straight from the source. The difficult part of course is your time. There are hundreds of banks with foreclosures at the moment.
In some states like in Arizona, foreclosure sales account for 65% of all sales in the state. In our state of Maryland, these numbers aren't that high but. . .just doing a little research I find that the number of foreclosures for these areas are significantly higher than ever before.

Total number of  Foreclosures (partial list)  as of April 2009 for:

• Foreclosures in Frederick County :  93
• Foreclosures in Urbana Frederick: 4
• Foreclosures in Damascus: 5
• Foreclosures in Clarksburg: 6
• Foreclosures in Germantown: 59
• Foreclosures in Olney :6
• Foreclosures in Gaithersburg : 73
• Foreclosures in Montgomery Village: 30
• Foreclosures in Rockville: 15
• Foreclosures in Silver Spring : 75
• All Montgomery County Maryland alone has over 315 foreclosures.

 
Foreclosure listings are very important if you are serious about investing in real estate or buying your first home.
Because of the Internet and new technology, several websites now offer for a small monthly fee a subscription to receive all these foreclosures on your mail box.
Of course the cost of these sites make a little expensive to find your next home
The other option is to find a Realtor that specializes in Foreclosures and subscribe to receive a list from them.
These lists most of the time are FREE , no charge to you. Realtors use these lists to find motivated buyers.
By having these lists directly from your Realtor,  you will be able to find all of the properties in your area without having to spend too much time.
and most importantly . . they are at no charge.
