Hunting out of Season is Illegal!
But....hunting homes in Destin out of season is absolutely Fine.
I have shown homes in Destin to the same couple for three consecutive years now. They always visit the third week of August and plan on doing so again next year. Every year, we look at homes and the same thing happens. There aren't any available that fit their criteria. It's really unfortunate because there were many qualified choices for them in March and April but none in August. This happens to them every year.
Why?
Because, Destin is a popular resort destination located in the panhandle of Florida. In fact, Destin is so popular that we receive over 4.5 million visitors annually. This is quite an accomplishment when you consider that our full time population was less than 11,500 in 2004.
Our visitors come to lounge on our stunning beaches, fish our remarkably productive waters, play golf on one of our championship courses, and of course, to BUY DESTIN HOMES. The majority visit during "season" which begins around Memorial Day and wraps up around Labor Day. As you can imagine, most of our homes contract and sell during this time as well.
With so many people converging in one area, with the same goal in mind, the pressure on prices is absolutely amazing, Even with the general economic downturn we are experiencing, buyers had a much better selection of attractively priced homes back in the Spring than existed in August.
We see this phenomena every year whether we are in a strong market or a weak one. The bottom line, Destin Real Estate, is cheaper in the fall and early spring than at any other time of the year. Once the season is over, more homes in Destin are listed for sale. With fewer visitors (buyers), the homes tend to sit on the market longer. As the homes sit, sellers become motivated. In November and December, when our traffic is at its lowest point, sellers get really nervous and negotiable!
Even well priced homes are slow to contract out of season. For example, there was a bank-owned foreclosure home in Destin listed in Dec '08 for $330,000. The home didn't contract for 45 days and sold for about 10% less than list. There wasn't anything wrong with the home, it was just listed at the wrong time (out of season) when there were few buyers around.
So if you are a buyer of Destin homes, keep these things in mind.

Nice post Tim! You know we are surrounded by hunters and fishermen. I think dove season and football season have a few people distracted though!
