Destin Real Estate Deals - For Sharks Only

For the past several years, I have quietly compiled a daily list (The Shark's List) of the best homes and condos that are currently for sale.  Every entry on this list represents the one property that is head and shoulders above the competition in one or more aspects.  This could be price, location, quality, amenities, neighborhood, or a combination of all.

This is a list that I maintain privately and do not email or publish on my website.  Because the list represents best of class, the content changes daily.  There is is only one way to obtain this list and I'll talk about that later.

I'm only discussing it here because of the following email that I received today from another realtor:

     I'm looking for a condo priced under $300,000 on or near the beach - any amount of bedrooms is fine - that brings in $27,000 or more in rental income per year.  If you have something that fits the search criteria - please send it to me.  Please email the information if possible.

If you look at the Destin MLS, you will find over 1700 condos for sale.  However, there are two or three that fit the criteria above.  The question then becomes, which condos are the best?  I know, in fact, the best one is on the Shark's list.  Why did this other realtor ask me?  The answer is that she simply doesn't know her market.  

Experienced Destin Realtors get paid to answer these questions.  Some are as simple as the above but others are more complex.  The bottom line, tell me what you are looking for (ask me your question) and I'll present you with the best options (answer).  Unless your needs are unreasonable, I can find you what you want.

A glimpse at today's Shark List includes:

  1. What is the best entry level Destin Beach Front Home?  Answer: MLS #524129, 215 Gulf Shore Drive.  The full listing can be viewed on my Destin Beach Front Homes page.  Sitting on a towering bluff, priced at only $974,900, and having over 80 ft. directly on the gulf, this home is an absolute steal.
  2. Which beach front condo has the best cash flow numbers? Answer: MLS # 522820, 905 Pelican Beach Resort.  The full listing can be viewed on my Destin Condos For Sale page.  Located on a premium floor in Destin's best resort, this unit is priced at $224,900.  Pelican Beach features the best rental numbers and lowest HOA fees of any comparable property.
  3. What is the best deal on a canal front home in Destin?  Answer:  MLS # 517328, 522 Vera Cruz Drive. The full listing can be viewed on my Holiday Isle Homes page.  The builder ran out of money during construction and his loss is your gain. This Canal front home is a bank owned foreclosure and is about 90% finished.  There is still work left to do but the bank should be negotiable by now.
  4. What is the best luxury condo for sale on Okaloosa Island?  Answer:  MLS # 524065, 203 Bella Riva. The full listing can be viewed on my Okaloosa Island Condos For Sale page.  Featuring over 2095 square feet, situated on directly on the beach, and priced at $749,000, this is one of Okaloosa Island's finest.

Dealing with more than a thousand buyers over the years has helped me to anticipate which questions are most commonly asked.  That and the endless hours that I've spent looking at properties in different neighborhoods and complexes form the basis of the Shark's List.

If you want access to the list:

  1. Schedule a teleconference with me.  These normally last 30-60 minutes.
  2. Your purchase must be imminent.  That is, you are planning on making an offer within the next 4 weeks.
  3. You have to describe in detail, to me, what it is your looking for.  If you can't describe it, I can't help you.
  4. Be ready to answer the phone when I call.  As I mentioned, these properties are never emailed.

Hindsight is twenty twenty of course. But boy oh boy if I could go back three years. I'd sell my current home at the height and rent until now. Then I'd buy a house for half of what it cost three years ago. Sheeesh. Real estate prices are amazing. AZ Insurance
