Public Reports? Important info for new home buyers!
Posted Jun 19, 2007 @ 11:58 am, Viewed by 369 Visitors, Read 373 Times.The purpose of a Public Report is to protect the public by disclosing material information about a subdivision and adjacent property to the prospective home buyers; includeing zoning, past and present use that may impact new homeowners, flight paths, nearest landfill, proximity of fire stations and medical facilities etc., and any proposed development in the immediate surrounding area. It is now easy to obtain a copy of a Public Report if issued after Jan. 1 1997.
Effective September 1 2005, the public has access to the ADRE (Arizona Dept of Real Estate) Subdivision Database on its website.
Buyers of resale properties are encouraged to access this service.
New home buyers must be given a Public Report and time to review before signing a contract.
