This time of year is a great time to buy a new construction home!! Temperatures exceed 100 degrees and not many potential buyers want to house hunt in that kind of heat if they can at all help it. Builder’s sales drop off considerably as a result. Facing that problem, many home builders offer substantial cash incentives, anywhere from $20,000. to as much as $50,000.cash back toward closing costs or off the down payment on selected inventory and spec homes to any buyer who closes during July or August  Sometimes these offers are even extended to investors! The purpose of a Public Report is to protect the public by disclosing material information about a subdivision and adjacent property to the prospective home buyers; includeing zoning, past and present use that may impact new homeowners, flight paths, nearest landfill, proximity of fire stations and medical facilities etc., and any proposed development in the immediate surrounding area.  It is now easy to obtain a copy of a Public Report if issued after Jan. 1 1997.  

Effective September 1 2005, the public has access to the ADRE (Arizona Dept of Real Estate) Subdivision Database on its website.  

Buyers of resale properties are encouraged to access this service.
