Hello real estate investors. Today I wanted to talk a little about what I think are the best 3 investment areas in the Beaufort SC real estate market. Before the economic downturn this area looked like it was going into development overdrive. Now that things have slowed down a little, it is a great time to look at area that should be very profitable when the housing market and nation's economy as whole recovers. Nothing is a sure bet but I had a very good eye for investment properties in the Charleston area over the past ten years. I hope I haven't lost my touch and here are my top three picks for Beaufort SC.
First, let's talk about the Beaufort SC commercial real estate area along Robert Smalls Parkway. If you have visited this commercial strip in the past 12 months you understand why this is my top choice. Anchored by the Super Wal-Mart, Bojangles, Jersey Mikes, IHOP, Sake House, Arby's, and several other national chains have opened their doors for business. With a ton of land for sale in this area, investors here will see big profits in the next couple years.
With improvements such as the revitalization of Bladen St. and Boundary Street municipal buildings, Historic Downtown Beaufort SC is sure to be a great investment. Bladen Street has seen re-paved asphalt, new sidewalks installed, and had new beautiful, upscale new streetlights installed. Gorgeous new municipal buildings are under construction which will give the area a much improved look. With these and other improvements taking place, the downtown Beaufort area should be an investment hit in years to come.
Last on the list, is waterfront lots on St. Helena Island SC. Undeveloped for the most part, deep water, tidal creek, and oceanfront lots on St. Helena Island are sure to be profitable in the future. Of the three areas in this blog, this will be the longer term investment. If you are 65 and looking to make a quick buck, look into the two areas above. For the long term thinker who can hold on to the property for a minimum of 5 years, St. Helena is a great place to buy. As the old saying goes, "They aren't making any more of it", could not be more true when it comes to waterfront property. If an investor will follow the progress of other South Carolina coastal cities, it is easy to see the topography of this island lends itself to future growth. Located between the oceanfront resorts of Fripp & Harbor Islands and Lady's Island & Downtown Beaufort, St. Helena is sure to be a prime development location in the future.
