In one corner we have a Roosevelt Loft weighing in at 1 bedroom/1 bath and costing $633,000. In the other corner we have this weeks challenger Toy Factory Lofts weighing in at 1 bedroom/1 bath and costing $670,000: This modern conversion of a 1924 warehouse now provides live-work lofts with river and mountain views. Each unit features large open spaces for residents to explore individual boundaries of work, art and life. Spectacular rooftop pool facilities, high ceilings and secure entry systems are just the beginning.

The Roosevelt boasts transportation as its forte - 24 hour valet parking service and the metro access at the doorstep of the loft itself. And it is about $40,000 cheaper. Also, as a historic building, it benefits from Mills Act property tax discounts. Finally, centrally located in the Financial District, it is within easy walking distance of great food, the library, the bus and the supermarket. Toy Factory counters with oversized wrap around windows, two car deeded parking spots and cheaper HOA dues. Keep in mind that in the next 10 years, the City Council would have completed the L.A. River Park project so that the view of the river will be green, bucolic and valuable.

The "safe" purchase is the Roosevelt Loft. It's not only $40,000 less expensive, but you are truly in the "middle" of everything. Residents living there feel like guests in a mid-century luxury hotel, with marble walls and brass appointments everywhere you turn. However, don't let the industrial location of the Toy Factory loft scare you off. This unit comes with 2 deeded parking spots - if you plan to drive, these deed parking lots will be worth much money in the future when Downtown eliminates most of its public parking areas. More importantly, the Roosevelt will be charging for all car parking services after the first 5 years - there are no plans to deed parking spaces at this time. Finally, biggest upside of living in the Toy Factory in the Arts District is being "away" from the frenetic pace that is the Financial District. How nice would it be to be looking out of your 8 feet windows and seeing the L.A. River park below?

If I plan to keep this loft for more than 10 years, without a doubt I would choose the Toy Factory Loft. However, the Roosevelt may be the better investment if 5 years is my horizon. Fortunately, both lofts are so distinctive that they offer something special for everybody.
