Elleven vs. Roosevelt Lofts: Which Los Angeles Loft to Buy?

The Roosevelt unit is on the 5th floor with 2bed/2baths and 1498s.f. of living space all for $870,000. The Elleven loft is also on the 5th floor with 2bed/2baths and 1538s.f. of living for $825,000. Let's look at why the Roosevelt is so attractive. This building not only beautiful early century classic, but also a historical landmark subject to Mills Act property tax savings. Moreover, with its timeless old school marble lobby and brass door elevators, residents are immersed in a bygone era of class and style. Elleven on the other hand is a definition of modern "green" living with a corner unit view that stretches over 180 degrees around. Both offer concierge services and parking.
The differences between these two is first the price: the Roosevelt loft $45,000 more and its monthly HOA dues are $824 per month versus $671 for Elleven, but the difference is a wash because the Roosevelt offers Mills Act tax savings. The Roosevelt additionally offers valet parking service, while Elleven does not. But this Elleven unit is slightly bigger with a corner view of Downtown. Which then offers more value? The additional HOA dues delivers valet and convenience for the Roosevelt, as it is located centrally in the Financial District with metro access right below. Elleven on the other hand offers a more modern and green building in the heart of South Park. For a young family, Elleven offers the better value but if you are working among the office buildings uptown, Roosevelt offers a completely commute free lifestyle. Is the convenience and style of the Roosevelt worth the addtional $45000? For me, the answer is yes - I love the class and style of stately residence from a forgotten era. But my colleague loves living in the most advanced structures available, so he would choose Elleven without the $45,000 discount. I don't believe you can go wrong with either considering the prime location of both in the heart of L.A.
