A sample of 300 real estate brokers in Dubai was chosen and the results of the survey clearly show that three best investment spots in Dubai are Dubai Marina, Jumeirah Lake Towers and Downtown Dubai. The survey has also suggested that these three areas would continue to be the hot investment spots during 2012 in Dubai.
The primary reason behind this is that these locations are primary locations and the demand of property and rents there is high as compared to other areas in Dubai due to better infrastructure, improved facilities, high quality of life and lower mortgage rates. Moreover, landlords are also providing various incentives to the tenants, which is further adding to the demand of these locations.
Dubai Marina enjoys a strong reputation of being the top most searched location on the internet by the investors and tenants alike. Respondents claimed that the unique lifestyle, marina, beaches and the famous mall is what makes it a hot investment spot in Dubai. During the second quarter of 2011, results showed that Dubai Marina accounted for 15.9% search terms for rentals and 20.4% search terms for sale.
During the first nine months of the year 2011, Dubai Marina recorded 800 realty transactions which were highest in Dubai.
Jumeirah Lake Towers!
Having one of the best tourists attractions, panoramic views of the lake, lush landscaped gardens, and complete lifestyle is what makes JLT popular among the buyers and tenants. Opening of new retail outlets and massive improvement in infrastructure is also adding to the lure of the locality. During Q2 of 2011 when Dubai Marina was reported as the most searched location in Dubai, JLT remained the second hot spot.
Jumeirah Lake Towers during this period recorded 8.1% rental inquires and 11.8 percent sale inquires.
During the last 12 months in Dubai, the infrastructure of Downtown Dubai has been upgraded to a significant extent. The opening of retail outlets offering one of the best quality products, restaurants and several other eateries is adding to the lure of the area. Moreover, the areas offer superior quality of life which is convenient and comfortable in all aspects.
During the last nine months of the previous year, Downtown Dubai and Business Bay recorded 494 transactions in total.
According to a survey, the demand of these three areas is expected to remain all time high in Dubai during 2012. Any investment in these areas today can grow the investment drastically in the near future.
