How to Become Texas Real Estate Salesperson

• Principles of Real Estate (60 hours)
• Law of Agency (30 hours)
• Law of Contracts (30 hours)
• Core real estate courses (90 hours)

2. Have your education documents evaluated. Once you successfully complete your Texas real estate licensing education requirements, you will need to submit a copy of your transcript with a Request for Evaluation of Education Documents form. This allows the Texas Real Estate Commission (TREC) to ensure you have met all education requirements prior to submitting your exam application. Currently, there is a $30 fee for the evaluation and a processing time-frame of approximately 10 business days.
3. Provide your fingerprints. Anyone applying for a Texas salesperson license on or after January 1, 2008 is required to provide their fingerprints so that a thorough criminal history background check can be performed. For required fingerprinting steps, visit the TREC Web site.
4. Complete your Texas real estate exam application. Once your Evaluation of Education Documents form has been approved by TREC, you can file and pay for the Application for Inactive Salesperson License. To expedite this process, choose to apply and pay for your Inactive Salesperson License online. Currently, there is $107
non-refundable fee for the application. The examination must be passed within six months from the date the application is filed with the commission office.
5. Take your Texas real estate license examination. You will receive notice from TREC once your exam application has been accepted. Next, obtain a copy of the Candidate Information Brochure (CIB) and register for the exam. The CIB provides instructions on how to make reservations to take the examination. A copy of the CIB can be downloaded from the PSI web site, a testing service company that administers the exam.
6. Join a real estate broker or firm. You are not required to have a sponsoring broker prior to filing an application for a license. However, applicants and inactive salespersons are not allowed to act as real estate agents until a Salesperson Sponsorship form has been submitted and approved. There are two ways to go about doing this:
A. File your sponsorship request along with your exam application. Once all licensing requirements have been satisfied, TREC will send an active salesperson license to the broker and you may act for the broker on receipt of the license.
B. File your application and arrange for sponsorship after TREC notifies you that you have been issued an inactive license. Once a broker holding an active license has mailed a request to TREC to act as your sponsor, you may begin to act for the broker as a salesperson.
