River Hill Subdivision is located about 30 minutes northwest of Alpharetta, Ga. and is one of the best deals for homes in Forsyth County Georgia.  The first homes were built and sold new in 1999 so the community is not too old.  A mix of ranch homes, split foyers and two story homes comprise the home styles with some of each of the styles featuring basements.  The great thing about this neighborhood is the entry point of price with the average cost of a three bedroom and two or two and half bath ranch home is in the 170's. 

This being a buyer's market the deals have been even better in the neighborhood.  Approximately 128 homes are located in the swim community.  The homes are spaced far enough apart that you are not right on top of your neighbor.

The headline on the National Association of Realtors website boasts of a membership of more than 1.2 million realtors.  Is it just me or is anyone else out there irritated by the lack of a health care plan for all NAR members.  You would think that 1.2 million members could buy a little purchasing power from insurance providers.  Every time I have opened up the Realtor magazine and read what the NAR is doing for me now it seems to be somewhat small compared to working on a healthcare plan. 

My office in Atlanta offers a healthcare plan as do most other offices around the Metro Atlanta area but it would seem that the collective power of 1.2 million members would command a much better plan than individual offices with 50-500 realtors each.  Since asking…

I hear from fellow realtors that the days of marketing a home with property flyers is over and they just do not feel flyers are relevant anymore.  These conversations have sparked my renewed interest in this discussion and I would like to know what others think.  Have the days of the property flyer gone away?  If so, why and if not then what is the relevance of the property flyer in today's market? 

My feeling is that selling a home is nothing but product marketing. At our annual awards meeting a few weeks ago I had the distinct honor to win the coveted Golden Shovel award.  Although some may laugh at the award or question its relevance to a successful real estate agent, I feel honored to be recognized for my quick wit and oratory skills.  In an industry where we make our living by our wits and our unique ability to solve problems this award is a very high honor. This blog posting is more of a thank you to all who voted for me and a promise from me to uphold the high honor this award brings.  Thank you.
