Days of property flyers have gone?
Posted Feb 20, 2009 @ 12:44 pm, Viewed by 398 Visitors, Read 426 Times.I hear from fellow realtors that the days of marketing a home with property flyers is over and they just do not feel flyers are relevant anymore. These conversations have sparked my renewed interest in this discussion and I would like to know what others think. Have the days of the property flyer gone away? If so, why and if not then what is the relevance of the property flyer in today's market?
My feeling is that selling a home is nothing but product marketing. People buy what they see not what they read and to that end the property flyer is very important to the marketing of a home. Rarely does a buyer buy the home on the first visit thus it is very likely that the potential buyers will have to decide to make a return trip to see the home if interested. If those potential buyers can carry a really good flyer with them when they leave I believe their chances of actually coming back to the home for a second visit are much higher.
Full color flyers that showcase the positive features of the home have worked quite well for me. Buyers and sellers alike have commented on how well the home was portrayed and have often cited the quality of the flyer as one of the main attractions that kept pulling them back to the home. Although much more discussion can and should be done on the flyer, I believe that it is an important piece of marketing that should not be left behind.

Agree. The Property Flyer is a 90's thing, a relic of the past and a gross waste of resources and time. Yeah, I still use those flyers, but only inside the home where they can't be lifted by the neighbor walking the dog. Flyers are a pain and agents know that the HOUSE is the best Flyer of all. Get the house right and badda bing, badda boom the house gets purchased! In fact I just sold a listing to the FIRST buyer who walked through. Heck, never had a chance to do a flyer. I guess we got to save some wood (and bandwidth) on that client!

Mike, Do you have an MLS number to try out that link with? A friend of mine just started a mobile lead technology company and I'm going to be test-driving their mobile MLS product on my listings as soon as their riders are printed. Also, don't be fooled! Mobile MLS products also capture prospective buyers' phone numbers. That's valuable information for listing agents!! Any company in this space not offering the ability for agents to follow up with prospective buyers will flounder in comparison to those that do offer that ability. Cheers, Jolenta P.S. Well you can click on any listings on my website and you'll see a number but try this MLS# 11145792. Also I think if you just hit enter you'll get the MOST expensive home listed in NTREIS.
Say I will check into the call capturre technology. I was not aware that a 3G web enabled cell phone when surfing the internet from the cell phone itself gave out the user's cell number, but what the hey!

James, I think this is a very topical subject. I've noticed in the past six months or so little to no flyers at the homes that I show and it is clear to me that most Realtors (at least in the price range I've been showing) either don't believe the flyers have that much value or don't want to spend the money on flyers (or both). At the same time I've seen a rise in the number of flyers being emailed and they are not always free to produce and/or distribute. I do think that flyers are an area that many Realtors are cutting back on because printing is so expensive and there is more concern now about the environment. I personally never assume I can get away without flyers but at the same time I feel that buyers who really connect with a property will remember that property (and everything about it) without a single piece of paper to remind them. In fact, I remember once I told a client not to take notes or pictures but to rely on the property or properties that stuck out in her mind at the end of the day to determine which properties she liked best. She loved that suggestion! It also makes my job easier because the client tends to verbalize thoughts about the property in question rather than searching through documentation and not telling me what they're thinking. So, while I agree with you that there is always a possibility someone might want/need/use the flyer, I think that it is becoming less relevant with today's emphasis on online marketing. -Jolenta
