Step By Step - How to Buy a Home

As a Realtor in Columbus Ga we have clients come to us and say “ I want to purchase a home – where do I start”.   
1) Get pre-qualified for a mortgage loan.  This will help us two ways.  First, we will know the maximum you qualify for and we can search using this as one of our criteria.   Second, you become a strong buyer.  You have cash available to purchase and the buyer is aware.   This puts you in a strong negotiating position. 
2) List the criteria important to you and prioritize these.   Eventually you will probably have to make some compromise between the criteria you select but don’t settle for a home that does not meet your most important objectives.
3) Begin to use the internet to look at homes that meet your criteria.   All websites are not the same.  A good Real Estate site should have multiple ways to search homes in the MLS, along with a good mapping system, and other information important to your search like school info, etc.   
4) Select a Realtor to help you with your search.  A Realtor typically costs the buyer nothing as the commission is built into the sales price.   It is smart to let someone help you who knows the market, and negotiates contracts every day.   All Realtors are not the same so be particular in your selection and you will have a great buying experience!
5) Set a time to meet with your Realtor, give them to criteria you have selected and look at homes that interest you or that the Realtor suggests.
6) Let your Realtor know what you like and don’t like.  Be very candid with them as this will help them understand what is the perfect home for you. 
7) When you find the right home.   Make an offer!  If you procrastinate you may lose the home you love.   If you and your Realtor have done your homework you may find your home easily.
