Top 5 mistakes made when purchasing new construction homes in the Columbus Ga Market

Purchasing a new home is a great idea if you avoid these pitfalls!

1) Mistake number 1 is not knowing the area.   When purchasing a new home as well as a resale it is important to know the area.  What schools will my children attend?   How far is it to conveniences?   What are the demographics of the area?  All of these questions will effect the enjoyment you have in your home while you live there and ultimately the resale value of your home when you get ready to sell.   

2) Mistake number 2 is not hiring the best builder.   If you are new to the area or you are not involved in the building and real estate business - it is hard to know the better builders.   Let's face it - some builders cut corners while others make sure they produce an excellent product.   There is also a difference in builders after the sale.  Some will stand behind the home and will take care of defects in a hassle free manner - others don't want to hear from you after the sale. 

3) Mistake number 3 is not having your home inspected prior to the closing of the sale.   If you did not make the first 2 mistakes you will be in good shape here but we recommend having the home inspected by a professional prior to closing the sale.    The best builders with the best intentions overlook things or are not aware of mistakes their subs make.   A professional inspector can point out issues in a non confrontational way.   This allows the builder to bring everything up to standard before the close of sale.  

4) Mistake number 4 is not using a Realtor to help you negotiate the contract.   Most builders build the Realtors fees into their marketing costs so it costs the buyer nothing to have a professional work for them to negotiate the best possible scenario with the builder and to help them evaluate their financing options.   Several thousand dollars can be saved by using a Realtor to help you negotiate and review all the aspects of the transaction.   A Realtor may negotiate 50 or more of these a year and for that reason will know the ins and outs of the transaction.  They can also help you evaluate the areas and the builders in your desired area and price range.  When the house is complete your Realtor will be able to find an unbiased home inspector.

5) Mistake number 5 is not locating the best financing option for your home.   Their are many ways to look at a loan and the overall picture is what is important.   Interest rates are not the only question.  Other fees are important and the ability of the mortgage company to actually process and close the loan.  It is amazing how many loans do not close at the last minute.  Ask your Realtor to give you an unbiased recommendation for a Mortgage provider.

I have to agree with Bruce. I believe it is more important to have a new home inspected than it is to have an older home inspected. My experience has shown me that builders will guide buyers away from having the home inspected so this advice needs to get in front of buyers. A little money up front for the inspection can save a lot of money in the long run.

An excellent blog Wayne, all of your points are right on target. As a home inspector of 17 years, and a builder for several years before that, I can tell you that even the best builders miss things. These items are very often not discovered until after the home is out of warranty. I have inspected brand new homes with major structural defects that passed all city inspections. Even smaller items like insulation. You'd be surprised at how often the insulation contractor skimps out on the insulation. Many city code inspectors are actually quite competent. The problem is they are all over worked. They generally have a few minutes to inspect your home, whereas we have a few hours. Your best home inspectors can usually be found at www.ashi.org GA has an excellent statewide ASHI chapter that can be accessed through the ASHI web site. The ASHI standards are the highest in the profession and ASHI is the oldest and largest HI organization.
