STEEPLECHASE HOME PRICES DOWN SLIGHTLY IN 2007; A GREAT TIME TO BUY

Home prices throughout the area have declined -- some as much as 25 percent  for the first six months of 2007 compared with the first six months of 2006.  But prices in Steeplechase are down just 6 percent from January through June 2007 indicating a firmer market in the community. 

It may mean that prices in Steeplechase are reaching bottom.

In 2006 there were eight homes sold during the first six months ranging in size from 3250 square feet under air to 6752 square feet under air and ranging in price from $850,000 to $3,495,000.  The all important criteria used in comparing the price of  homes is dollars per square foot and in 2006 that number averaged $357 for the eight homes sold.

In 2007 there were five homes sold in Steeplechase during the first six months, ranging in size from 3068 square feet under air to 6655 square feet under air and ranging in price from $850,000 to $3,400,000.  The average dollars per square foot for these homes is $336, down about 6 percent.

Today there are sixteen homes for sale in Steeplechase, some being new construction and some being teardowns.  Prices range from the low $600,000's to more than $3 million.  All homes sit on spacious one acre lots and the community is located in the heart of Palm Beach Gardens.  It is unique!
