More than half the homes that sold in Palm Beach Gardens during the first half of 2009 were priced at or below $300,000.

About 475 homes were sold in Palm Beach Gardens from January through June 2009 and 286 of those sold for under $300,000, according to the multiple listing service.

This represents a unique opportunity for both young and first time homebuyers who have sought to buy in many Palm Beach Gardens communities when prices were much higher.

Mortgage rates remain low with rates available in the mid five percent range for buyers with good credit.  And qualified first time home buyers -- those who have not owned a primary residence for the past three years -- can be eligible for as much as an $8000 buyers' incentive payment from the federal government or a tax credit of up to $8000.

Communities such as PGA National have loads of homes on the market.  There are 262 homes on the market in PGA National with 149 of them priced at or under $300,000.

And in Jupiter's Abacoa there are 231 homes for sale, including 35 short sales, with 135 homes priced under $300,000.

So buyers who have been thinking about moving forward should begin their serious search this summer.

The Weiss-Clawson Team researches market prices in most Palm Beach Gardens, West Palm Beach and Jupiter communities and is prepared to provide you with the most up to date information about local home sales.
