Palm Beach Gardens homes are selling in upscale Frenchmans Reserve during the first eight months of 2009, contrary to the trend in several Palm Beach Gardens country club communities.

While the numbers are not large, statistics from the Regional Multiple Listing service show a 60 per cent increase in homes sold from January through August 2009 compared with the same period in 2008.

There were 16 homes sold in Frenchmans Reserve during the first eight months of 2009 compared with just 10 homes sold in the same period during 2008.  In many Palm Beach Gardens country club communities -- Mirasol, BallenIsles, Ibis, --  the number of homes sold decline in 2009 compared with 2008.

But prices in Frenchmans Reserve, as in most Palm Beach Gardens area country club communities, are dropping.  In 2008 the average price for a single family home in Frenchmans Reserve was $307 per square foot, while in 2009 it dropped to $273 per square foot, a decrease of nearly 12 percent.

Today there are 62 homes for sale in Frenchmans Reserve, with several priced in the mid-$800,000's.
