PALM BEACH GARDENS AREA IRONHORSE COUNTRY CLUB RETAINS VALUE AS SALES INCRE...

While many communities throughout Palm Beach Gardens are seeing an increase in sales volume coupled with sliding home prices, Ironhorse Country Club has seen an increase in the number of homes sold with prices holding fairly steady.

From January through August of 2008 there were just five homes sold in Ironhorse at an average of $163 per square foot.  These included a $275,000 short sale and a $525,000 foreclosure.

In 2009 from January through August there were eight sales in Ironhorse at an average of $161 per square foot.  There are an additional four homes under contract in the community.  The sales included a 4200 square foot home selling for $700,724 and 2100 square foot home selling for $363,000.

PALM BEACH GARDENS AREA COUNTRY CLUB COMMUNITIES EXPLODE WITH GREAT DEALS

With more than 750 homes on the market in some of Palm Beach Gardens area country club communities savvy buyers can find fantastic deals just about anywhere.

Anxious sellers are lowering their prices to attract the right buyer and homes are selling throughout the area. Our overall sales numbers are increasing as prices begin to stabilize.

Today it is possible to buy a home in trendy BallenIsles for less than the lowest priced home on the market in more moderate Ironhorse Country Club.

With 123 homes on the market in BallenIsles and four of them short sales, the lowest priced home is now listed at $275,000.  It is a three bedroom, two bath, 1677 square foot single family home and it is not a short sale.

With the winter season winding down in Palm Beach Gardens, we are optimistic about home sales throughout the area this spring.

 

We have already been contacted by many people who are coming to Palm Beach Gardens and surrounding areas during the next few months with the expressed purpose of buying a home.

Golf enthusiasts often flock to Palm Beach Gardens for its wonderful selection of homes in a variety of country club communities.

Today, with hundreds of homes available for resale, it pays to be selective about where you are looking. 

Consider Ironhorse Country Club, a small intimate neighborhood of just 324 homes, many abutting its championship Arthur Hills golf course and surrounded by natural beauty of the Loxahatchee Nature Preserve.  There are 40 homes for sale in Ironhorse including five short sales. PALM BEACH GARDENS HOME PRICES DOWN MORE THAN 20 PERCENT SINCE 2005: GREAT ...

Home prices in Palm Beach Gardens and throughout Palm Beach County, have declined about 23 percent since the highest price point was achieved in 2005.  At that time, the median price of a single family home in Palm Beach County was $421,500.  Today that figure is $323,300.  The median price reflects half the homes selling above and half selling below the stated number.

If there is a bright spot in this news, it is the fact that from January 2008 through August 2008, sales prices declined just 6 percent.  And there were some months where prices increased, but the increases were not able to sustain. Prices have been up and down throughout the year. We hope that this indicates prices may be bottoming, but we need to look at sales during the next four to six…

IRONHORSE COUNTRY CLUB HOMES REPRESENT WONDERFUL VALUE IN PALM BEACH GARDEN...

The prices of homes in Palm Beach Gardens' Ironhorse Country Club continue to come down,  but the rate of decline is less than that of homes throughout Palm Beach County indicating a possible bottoming of prices in the community.

Looking at home prices in Ironhorse from January 2008 through July 15, 2008 , we find prices declined about 7 per cent throughout the community when compared with the same period in 2007.  The number of sales however have increased as buyers recognize great values available in this small and intimate country club community. 

Between January 1 and July 15, 2007 five homes sold in Ironhorse at an average dollars per square foot of $189.  Most of these homes were under 3000 square feet with just one over 4500 square feet.  Between…

PALM BEACH COUNTY HOME SALES INCREASING AS PRICES DECLINE -- IT IS THE TIME...

Figures  just released by the Florida Association of Realtors show the number of single family homes sold in Palm Beach County is increasing significantly as prices continue to decline.

More homes were sold in March , 2008 than in February, 2008  by about 30 percent.  The numbers show 572  single family homes sold in March in Palm Beach County compared with just 401 homes sold in February.  And prices continue to decline.  The average sale price for a single family home in Palm Beach County in March was $320,200 compared with $344,600 in February, a drop of about 7 percent.

PALM BEACH GARDENS SEASON WINDING DOWN ... GREAT BUYS ON HOMES FOR SALE NOW...

The 2008 winter season in Palm Beach Gardens is winding down as we approach May.  Many seasonal residents have left the area and, with their departure, they have put their homes on the market.

Some have already purchased new homes for next season but many will return in late spring or early fall, when prices are at their lowest, to purchase property.

Statistics show both sales and prices are down this spring as we endure the third year of our housing slowdown. It is a wonderful time to buy!!
