MORE THAN A QUARTER OF PALM BEACH GARDENS HOMES FOR SALE ARE SHORT SALES
More than one in four homes on the market in Palm Beach Gardens are listed as short sales. And the majority of those are priced at or below $300,000, a boon for first time homebuyers and those looking for reasonably priced second or permanent homes.
Just above 1500 homes are for sale in Palm Beach Gardens with 420 of those listed as short sales, according to statistics from the Regional Multiple Listing Service. And more than 80 percent of the short sales are priced at or below $300,000.
But before you plunge ahead in search of the perfect short sale at an expected bargain price, please understand the maze involved in these transactions.

The number of homes for sale in Palm Beach Gardens continues to decline as prices throughout the area stabilize. Buyers are in town making outstanding deals for their homes.
In early November, 2009 there are just above 1400 homes for sale in Palm Beach Gardens, about 100 fewer than were on the market two months ago, according to statistics developed from the Regional Multiple Listing Service.
About half of those 1400 homes on the market today are priced at $300,000 or less. More than 800 of the properties are single family homes with the remainder being condos or townhomes.

The number of country club homes and condos sold in Palm Beach Gardens' PGA National remains strong, with most property selling at prices below $400,000.
There were 150 homes and condos sold in PGA National during the first 10 months of 2009, slightly higher than the 1490 homes and condos sold during the same period of 2008, according to statistics from the Regional Multiple Listing Service.
In 2009 76 percent of the homes sold were priced at of below $400,000. In 2008 70 percent of the homes sold were priced at or below $400,000.
In terms of number of sale, the 2009 statistics are significantly below the high point of 2005 when 359 homes and condos were sold in PGA National, reflecting a 58 percent drop in sales volume.

Palm Beach Gardens home sales in September remained strong as prices saw a small decline over August statistics, according to the Florida Association of Realtors.
There were 746 homes sold throughout Palm Beach County in September, slightly less than the 754 homes sold in August. The median price of a single family house was $242,900, just about one percent lower than the $245,700 median price of August.
Indications are that prices for single family homes in Palm Beach Gardens and throughout the county bottomed last February when the median price hit $228,100. The high price point this year so far was seen in June at $250,300, likely the result of end of season buying.

Palm Beach Gardens homes are selling in upscale Frenchmans Reserve during the first eight months of 2009, contrary to the trend in several Palm Beach Gardens country club communities.
While the numbers are not large, statistics from the Regional Multiple Listing service show a 60 per cent increase in homes sold from January through August 2009 compared with the same period in 2008.
There were 16 homes sold in Frenchmans Reserve during the first eight months of 2009 compared with just 10 homes sold in the same period during 2008. In many Palm Beach Gardens country club communities -- Mirasol, BallenIsles, Ibis, -- the number of homes sold decline in 2009 compared with 2008.

The median price of a single family home in Palm Beach Gardens and throughout Palm Beach County remained steady in August strengthening conventional wisdom that the real estate market saw bottom last winter and is slowly recovering.
The median price of a single family home in Palm Beach County for August was $245,700, just a smidgen higher than the $245,200 registered in July, according to figures released today by the Florida Association of Realtors.

The number of homes on the market in Palm Beach Gardens has declined by about 25 percent since the beginning of the year as savvy buyers begin to make their purchases. Homes priced under $350,000 are leading the surge in sales.
In January/February there were more than 2000 homes for sale throughout Palm Beach Gardens. Today there are just above 1500 homes on the market, according to the regional Multiple Listing Service.
From January through August 2008 over 700 homes sold in Palm Beach Gardens with more than two-thirds of them priced at or below $350,000. We believe that first time homebuyers, taking advantage of the $8000 federal tax credit, are largely responsible for many of these sales.

The number of sales and prices of homes in Palm Beach Gardens area Ibis Country Club has declined in the first eight months of 2009 compared with the same period in 2008, according to statistics from the Regional Multiple Listing Service.
The number of homes sold in Ibis is down 24 percent in the period January through August 2009 compared with the first eight months of 2008. Just 48 homes sold in Ibis through August, 2009 while 63 sold in the first eight months of 2008. This is the lowest number of sales in year as 82 homes sold during the period in 2007, 64 sold in 2006 and 212 sold in the boom year of 2005.
