FEWER PALM BEACH GARDENS HOMES FOR SALE AS PRICES STABILIZE

The number of homes for sale in Palm Beach Gardens continues to decline as prices throughout the area stabilize. Buyers are in town making outstanding deals for their homes. 

In early November, 2009 there are just above 1400 homes for sale in Palm Beach Gardens, about 100 fewer than were on the market two months ago, according to statistics developed from the Regional Multiple Listing Service.

About half of those 1400 homes on the market today are priced at $300,000 or less.  More than 800 of the properties are single family homes with the remainder being condos or townhomes.

PALM BEACH GARDENS HOME SALES REMAIN STRONG WITH MINIMAL PRICE DECLINE

Palm Beach Gardens home sales in September remained strong as prices saw a small decline over August statistics, according to the Florida Association of Realtors.

There were 746 homes sold throughout Palm Beach County in September, slightly less than the 754 homes sold in August. The median price of a single family house was $242,900, just about one percent lower than the $245,700 median price of August. 

Indications are that prices for single family homes in Palm Beach Gardens and throughout the county bottomed last February when the median price hit $228,100.  The high price point this year so far was seen in June at $250,300, likely the result of end of season buying.

The median price of a single family home in Palm Beach Gardens and throughout Palm Beach County remained steady in August strengthening conventional wisdom that the real estate market saw bottom last winter and is slowly recovering.

The median price of a single family home in Palm Beach County for August was $245,700, just a smidgen higher than the $245,200 registered in July, according to figures released today by the Florida Association of Realtors.

  While prices are still down significantly from a year ago, $245,700 beat the median price point registered throughout the winter season of 2009 by more than $10,000.  It is generally during the season that prices reach their highest point, not during the traditionally slow months of July, August…

PALM BEACH GARDENS COUNTRY CLUB HOMES ARE SELLING WITH GREAT DEALS STILL AV...

There are still many great deals available in Palm Beach Gardens' country club communities despite appearances that the housing market is at or near bottom.

The number of sales in Palm Beach Gardens and throughout Palm Beach County are increasing as savvy buyers take advantage of the lowest prices in years. 

In Palm Beach Gardens nearly 1000 homes have sold or are under contract since January 1, 2009, according to statistics from the Regional Multiple Listing Service.  Of those nearly 800 homes were priced at or below $500,000 of which almost 600 homes were priced at or below $300,000.

PALM BEACH GARDENS HOME SALES AND PRICES INCREASE IN JUNE: IS BOTTOM NEAR?

The number of homes sold in June in Palm Beach Gardens and throughout Palm Beach County increased significantly as did the median price of single family homes in the county.

For those who have been waiting for the bottom of the market, it may be here or near.

More than 850 Palm Beach County single family homes sold in June, 2009, an increase of 15 percent over the number sold in May and more than double the number sold in January, according to statistics released by the Florida Association of Realtors.  Each month, from January through June, has seen an increase in the number of homes sold this year.

The median price of a single family home in June was $250,300 an increase of seven percent over the May price.  The median price reflects half the homes…

MANY PALM BEACH GARDENS HOMES SELLING FOR UNDER $300,000 TODAY

More than half the homes that sold in Palm Beach Gardens during the first half of 2009 were priced at or below $300,000.

About 475 homes were sold in Palm Beach Gardens from January through June 2009 and 286 of those sold for under $300,000, according to the multiple listing service.

This represents a unique opportunity for both young and first time homebuyers who have sought to buy in many Palm Beach Gardens communities when prices were much higher. 

Mortgage rates remain low with rates available in the mid five percent range for buyers with good credit.  And qualified first time home buyers -- those who have not owned a primary residence for the past three years -- can be eligible for as much as an $8000 buyers' incentive payment from the federal…

PALM BEACH GARDENS HOMES SALES INCREASE AS PRICES DIP SLIGHTLY

Sales of homes in Palm Beach Gardens and throughout Palm Beach County are increasing as prices continue to decline, according to May home sales statistics released today by the Florida Association of Realtors.

More than 700 single family homes sold in May, 2009, an increase of about eight percent over the number of homes closed in April and a five percent increase over May of 2008.

But home prices continue to fluctuate and may not yet found a bottom from which to begin rising.  The median Palm Beach County single family home price for May was $232,000, the same as it was in January and about one percent lower than it was in April.  But the price is 30 percent lower than the median single family home price of May, 2008 which stood at $330,900.

NEARLY HALF THE HOMES IN PALM BEACH GARDENS ARE PRICED AT OR UNDER $300,000...

As summer approaches, we find nearly half the homes in Palm Beach Gardens priced at or under $300,000. What a time to buy!

About 1700 homes are on the market in trendy Palm Beach Gardens, but more than 450 of those are under contract at this writing.  About 150 of the homes under contract are listed as short sales and about 300 are conventional sales or foreclosures. 

But Palm Beach Gardens neighborhoods are becoming more affordable as nearly half of the homes are priced at or below $300,000 including some in upscale BallenIsles and many in PGA National. Our research includes  single family homes, townhouses and condos.
