IRONHORSE COUNTRY CLUB HOMES REPRESENT WONDERFUL VALUE IN PALM BEACH GARDEN...

The prices of homes in Palm Beach Gardens' Ironhorse Country Club continue to come down,  but the rate of decline is less than that of homes throughout Palm Beach County indicating a possible bottoming of prices in the community.

Looking at home prices in Ironhorse from January 2008 through July 15, 2008 , we find prices declined about 7 per cent throughout the community when compared with the same period in 2007.  The number of sales however have increased as buyers recognize great values available in this small and intimate country club community. 

Between January 1 and July 15, 2007 five homes sold in Ironhorse at an average dollars per square foot of $189.  Most of these homes were under 3000 square feet with just one over 4500 square feet.  Between…

If you bought a single family home in Palm Beach Gardens, West Palm Beach or throughout Palm Beach County in October 2004, the market value of your home has run up and back down again.  There is virtually no appreciation in your home today.  In fact, if you are trying to sell now it may cost you money considering your closing costs.

The median sales prices of a single family home in Palm Beach County for the first quarter of 2008 is $334,500.  That is slightly below the $335,100 median sales price of a Palm Beach County single family home in October 2004, according to statistics released by the Florida Association of Realtors.   And the number of home sales in Palm Beach County is also down, about 11 percent in first quarter 2008 compared with first…

PALM BEACH COUNTY HOME SALES INCREASING AS PRICES DECLINE -- IT IS THE TIME...

Figures  just released by the Florida Association of Realtors show the number of single family homes sold in Palm Beach County is increasing significantly as prices continue to decline.

More homes were sold in March , 2008 than in February, 2008  by about 30 percent.  The numbers show 572  single family homes sold in March in Palm Beach County compared with just 401 homes sold in February.  And prices continue to decline.  The average sale price for a single family home in Palm Beach County in March was $320,200 compared with $344,600 in February, a drop of about 7 percent.

STEEPLECHASE HOMES SALES INCREASING AS PRICES DECLINE IN FIRST QUARTER 2008

Homes sales are increasing slightly during the first quarter of 2008 in Palm Beach Gardens premiere estate community of Steeplechase.  Four homes sold during the first three months of the year, putting sales at an expected level of 16 for Steeplechase this year.  This would be slightly higher than the 10 homes sold in Steeplechase during 2007.

 

Prices in Steeplechase continue to drop. 

 

The four homes sold in Steeplechase averaged $273 per square foot, down from $297 in 2007, a decline of about 7%.  There were no foreclosed or “short sales” in Steeplechase during the first quarter of 2008. These lower than market value sales tend to significantly decrease property values in a community.

PALM BEACH GARDENS HOME BUYERS MARKET PREVAILS

 Home sales a prices continue to decline throughout Palm Beach Gardens, West Palm Beach, Jupiter, Juno Beach, North Palm Beach and the entire Palm Beach County area as the real estate buyers market continues into the summer of 2007.

Sales of single family homes in Palm Beach County decreased 19 percent in June 2007 compared with June 2006.  The median price of a home in Palm Beach County decreased 7 percent in the same period, going from $405,500 down to $377,900.

The June figures come on the heels of a 25 percent decline in single family home sales in May and a 17 percent decline in April.  

This is a remarkable market for homebuyers as the inventory of property on the market increases and serious buyers are scarce.  Those interested in buying a home…

STEEPLECHASE HOME PRICES DOWN SLIGHTLY IN 2007; A GREAT TIME TO BUY

Interested in buying a home in Palm Beach Gardens' Steeplechase, the area's premiere estate community?

It might be a good time to begin that home search right now!

Home prices throughout the area have declined -- some as much as 25 percent  for the first six months of 2007 compared with the first six months of 2006.  But prices in Steeplechase are down just 6 percent from January through June 2007 indicating a firmer market in the community. 

It may mean that prices in Steeplechase are reaching bottom.
