Prices of single family homes and condos in Palm Beach Gardens, West Palm Beach and throughout Palm Beach County continue their downward spiral as we enter the third year of declining real estate prices. Through November, 2008 (the most recent figures released by the Florida Association of Realtors), the median price of a single family home was $247,400, a 28 percent drop since the beginning of the year.  The median price of a single family home is now about the same as it was in October, 2003.

PALM BEACH GARDENS GOLF COMMUNITIES HAVE LOADS OF HOMES FOR SALE AT REDUCED...

Home prices in Palm Beach Gardens, West Palm Beach and throughout Palm Beach County are down from 25 percent to 30 percent. 

Perhaps the communities that are feeling the biggest pinch are the golf course and country club communities were there are loads of homes on the market at dramatically reduced prices.  And many of the areas leading communities have both short sales -- where the house is being sold for less than the owner owes on the mortgage(s) -- and foreclosures.

PALM BEACH GARDENS SALES INCREASE AS PRICES DIP 23 PERCENT SINCE JANUARY

Sales of single family homes are increasing in Palm Beach Gardens, West Palm Beach and throughout Palm Beach County as prices continue it slide.  It could be time to come off that fence and buy the home you really want!

The median price for a home in Palm Beach County in October was $264,600 a 23 percent decline since January. The lower prices are appealing to buyers as sales increased nearly 40 percent over October 2007.

There are fantastic home values in Ironhorse, Steeplechase, Ibis, Mirasol, and most communities throughout Palm Beach Gardens.

PALM BEACH GARDENS HOME PRICES DOWN MORE THAN 20 PERCENT SINCE 2005: GREAT ...

Home prices in Palm Beach Gardens and throughout Palm Beach County, have declined about 23 percent since the highest price point was achieved in 2005.  At that time, the median price of a single family home in Palm Beach County was $421,500.  Today that figure is $323,300.  The median price reflects half the homes selling above and half selling below the stated number.

If there is a bright spot in this news, it is the fact that from January 2008 through August 2008, sales prices declined just 6 percent.  And there were some months where prices increased, but the increases were not able to sustain. Prices have been up and down throughout the year. We hope that this indicates prices may be bottoming, but we need to look at sales during the next four to six…

IRONHORSE COUNTRY CLUB HOMES REPRESENT WONDERFUL VALUE IN PALM BEACH GARDEN...

The prices of homes in Palm Beach Gardens' Ironhorse Country Club continue to come down,  but the rate of decline is less than that of homes throughout Palm Beach County indicating a possible bottoming of prices in the community.

Looking at home prices in Ironhorse from January 2008 through July 15, 2008 , we find prices declined about 7 per cent throughout the community when compared with the same period in 2007.  The number of sales however have increased as buyers recognize great values available in this small and intimate country club community. 

Between January 1 and July 15, 2007 five homes sold in Ironhorse at an average dollars per square foot of $189.  Most of these homes were under 3000 square feet with just one over 4500 square feet.  Between…

If you bought a single family home in Palm Beach Gardens, West Palm Beach or throughout Palm Beach County in October 2004, the market value of your home has run up and back down again.  There is virtually no appreciation in your home today.  In fact, if you are trying to sell now it may cost you money considering your closing costs.
