Home prices in Palm Beach Gardens and throughout Palm Beach County, have declined about 23 percent since the highest price point was achieved in 2005. At that time, the median price of a single family home in Palm Beach County was $421,500. Today that figure is $323,300. The median price reflects half the homes selling above and half selling below the stated number.
If there is a bright spot in this news, it is the fact that from January 2008 through August 2008, sales prices declined just 6 percent. And there were some months where prices increased, but the increases were not able to sustain. Prices have been up and down throughout the year. Figures just released by the Florida Association of Realtors show the number of single family homes sold in Palm Beach County is increasing significantly as prices continue to decline.
More homes were sold in March , 2008 than in February, 2008 by about 30 percent. The numbers show 572 single family homes sold in March in Palm Beach County compared with just 401 homes sold in February. And prices continue to decline. The average sale price for a single family home in Palm Beach County in March was $320,200 compared with $344,600 in February, a drop of about 7 percent.

Homes sales are increasing slightly during the first quarter of 2008 in Palm Beach Gardens premiere estate community of Steeplechase. Four homes sold during the first three months of the year, putting sales at an expected level of 16 for Steeplechase this year. This would be slightly higher than the 10 homes sold in Steeplechase during 2007.
Prices in Steeplechase continue to drop.
The four homes sold in Steeplechase averaged $273 per square foot, down from $297 in 2007, a decline of about 7%. There were no foreclosed or “short sales” in Steeplechase during the first quarter of 2008. These lower than market value sales tend to significantly decrease property values in a community.

What a great weekend for sports men and women in West Palm Beach and south Florida.
The Palm Beach Boat show opened Thursday, March 22 and will run through Sunday March 25 at the Palm Beach convention Center on Okeechobee Boulevard and along Flagler Drive between Fern and Banyan Street. An estimated $350 million worth of boats and accessories are on display at the 22nd annual Palm Beach Boat Show. Weather is expected to be wonderful.
