I was on here awhile back trying to explain to agents that they need to join together to take back control of the industry and come up with solutions and services that consumers want.  <br />
<br />
There is a huge amount of stuff in development from people with deep pockets that want to further distance the agent from the center of the real estate transaction.  Slick websites and lead capture methods are nice... but those are reactionary and at the mercy of forces outside your control.  My mantra: take control.<br />
<br />
This new google map service should be a wake up call to all brokers to realize that the big players in r.e. (and outside r.e.) want to eventually turn you into a facilitator and keep most of the $$ themselves.   See prior post - 7 things every agent should know.</div>

Are you experiencing backlogs with your local office?<br />
<br />
Here in Washington they are currently reviewing applications made on September 30th 2009.  That's about a 50 day delay here, resulting in a 60+ day close at best.<br />
<br />
This delay is causing some real problems for my USDA buyers here as they are no longer competitive with FHA, VA or Conventional buyers.<br />

The good news is, I believe our market is sputtering back to life.  The bad news for me is, I'm pretty weak in listings.  I have always had a bunch of listings personally, but they were almost always referrals.  <br />

My goal with this post is to hear from some of you who are excellent at obtaining listings.  I'm not worried about getting the listing once we have the appointment.  With almost 33,000 buyers in our system, we get every listing we go on.  We also sell 35% of our own listings right now.  So getting the listing once we are in front of them is pretty easy.  <br />

<br />
With all that said, is there any 1 or 2 things you have done in your Real Estate career from a marketing standpoint, that has generated the most appointments for you.  Has anyone ever hired a telemarketer?  Does anyone do Radio or TV with success?  What has created the most listing leads for you over the years?  Any help you can give me would be greatly appreciated.</div>

I recently had some relocating customer's in my car showing them homes in the range of 300-450K (cash deal).  We probably saw over 20 homes in a couple of days.  The second day we broke about 2 pm and they were on their way to visit with family.  <br />
<br />
Later that evening I see them log in and look at a one home extremely far from their target area and over the price point they wanted to be at.  I call the following day and the customer says they are right in the middle of something can he call me back.  Of course, I said...a few hours later I get a call from the customer and he tells me they found a home and bought it $505K.<br />
<br />
I was shocked, stunned and disappointed. Never saw that coming. I asked him why he didn't include me and he said 'You can't win'em all'...<br />
<br />
They ended up buying from an owner broker and I bet that conversation was 'if you buy w/o a broker I will cut you a better deal.'  <br />
<br />
<b>Anyway my point is always sign a buyer broker agreement, especially if you are giving it your time, effort and money to help someone find a home.</b></div>
