How does one go about getting more properties from the banks? That is truly a million dollar question. It seems that it is not as simple as going to a bank or a third party outsource and asking them for properties. There is a technique and a pattern that the banks and outsource use to determine who gets properties and who does not. I will describe a few of the techniques and patterns to you.

The first thing is to realize that there are thousands and thousands of Realtors/Brokers out there-you must separate yourself from the rest. You separate yourself by doing exceptionally well on your Broker Price Opinions. The data that you provide to the banks/third parties are the most important first steps to gaining a banks trust. They rely on you to give them the most current and up to date information that you possibly can on the subject property. This includes property taxes, hoa fees, any liens on the property and also any utility fees of course there a more but here are just a few.

The second most important factor is marketing the property it is not enough in today's competitive market to just use your local M.L.S. banks/third parties are looking for new and more inventive ways of marketing the properties on a local level and on a national level. The only thing the bank/third parties care about is getting as much exposure to the property in the less amount of time needed to sale the property.

Last but not least is the follow up of after the property goes under contract banks/third parties love to have that agent or broker give them weekly updates on the progression of the closing. This creates a strong re pore between yourself and your client.

So as you can see you can set yourself apart from the pack, build a re pore between you and your client and obtain those extra listings that you would have deserved. It is totally up to you, how much time and effort do you want to put in in order to get something out!!

I can't figure it out. A day or two ago my site started throwing a warning that "This site needs a new google API key. A new key can be generated at http://code.google.com/apis/maps."

So I go and get a fresh API key and add it to the following plugins:

XML Google Maps

Goolgle Maps Short-Code

wpGoogleMaps config

Still, the warning pops up. Any ideas? The codes all match and "appear to be valid". Could it have something to do with the iframes from my custom maps on a couple of pages? ex: http://stephaniecrawford.net/blog/ne...ast-nashville/

I great ly appreciate your help.

I have always had a box at the bottom of my main website page (my Cook County Real Estate site - link in signature) - where I would manually enter new blog links as I created them from my built-in blog. I was just introduced to Feedburner's script to automatically generate those links. I believe I tried it once before but it never updated itself and I went back to doing it manually, which is a pain.

However, after entering the script I noticed nothing showed up in the box when I exited html. I ran my page through a search engine spider simulator and it doesn't read the script, therefore not giving any credit to the links to the blog.

Should I want to have those links giving Google juice to my blog? Or should I just keep my one link from my blog sidebar back to my home page as basically a one-way link (and any other links from the blog back to the site)?

I do have a couple of blog links already on my main page (one on the left menu and a button), so I'm already giving a link to the blog. I just liked giving a link to my newest posts to get them indexed quicker. Is that really needed?

In other words, should I keep my feed and not worry about links to individual posts or should I go back to doing it myself and showing those links to the se's?
