Many deals have fallen through because past buyers qualified for a traditional lone but in actuality the property is by no means traditional. The problem is "winter accessibility", basically the roads are only accessible by snowmobile in the winter. Land loans are a possibility but don’t take into account the value of the cabin.

Basically you have seasonal access to a cabin with electricity, septic and phone. The building cods are grand fathered in but do not meat current standards.
