I would also have another open house if we thought it would be effective in introducing the home to more prospects--no need to risk the "offer" falling through. Until I have a signed contract I'm not bound to any interested offer. No need to shoot ourselves in the foot. You need to understand how many people state interest and even write contracts but end up backing out or deciding they are not interested in the home that they had gotten the seller excited about selling. Then the seller is disappointed and may even lose home value depending on market conditions.
Example--I had a contrat for 305 on a townhouse early in June. The financing fell through due to a lying lender and the contract fell through. Market changed and we're down to 275 afte taking it off the market for August and part of Sept. The owner lost $25,000 due to timing. Until you have a contract the home is for sale--regardless of how nice I'm sure these buyers are. Right now they are talkers, not walkers, until they get a signed contract to the seller.
