    It is a Customer Relationship Management syste and Customer Tracking System. It is what big companies like Dell do. These systems allow business owners and real estate agents to cultivate and maintain close relationship with their customers. As a result, the client is more like to referal his/her friends to the agent.

    There is a lot the system will do. One example is a birthday campaign. This system searches daily the existing database of your existing and former clients for a matching birthday. If it finds a match, will will first notifiy you. Second, it will automatically send out a customer email to that client wishing them a happy birthday. Included in the email is also a gift certificate of your choice to a restaurant for a free dinner. The good thing is the agent does not have to pay for the dinner. Instead, the restaurant will pay for the dinner because they are also trying to get new customers.

    In the end, everyone benefit. The clients is happy and is always think of the agent and how thoughtful the agent is. Next time when the client know of someone who is going to buy/sell a house, the client is most likely going to refer the agent to his/her friend.

    Is anybody using testimonials on their sites? I know this works in other markets online, just not sure about real estate.

    I would think that if you had one or two brief testimonials on the home page, linking to a page with more, may help conversions.

    Something to the tune of "....was a pleasure to work with...." or "...... we got a great price..." etc.

    But you may need to balance this with not turning off buyers who may think they will be paying top dollar if your advertising that you sell at top dollar for you sales clients. Careful wording to merely suggest that you get top dollar for your sales clients and negotiate good prices for your buyers.

    Just a thought.

    We have testimonials on our site, not on the front page though.
    We have a testimonials page and add them as we can.

    Haven't noticed that it makes any difference so far.

    Can i get some more good these things do. I have build one and wanting to add to it. Any tips would be great

    I think you are asking for more opinions? I can give mine. I have been doing this awhile and I have three pages of testimonials. People do read them and make comments. One customer specifically asked if he could post one after his house sold. First time for that! I usually have to go ask for them. People are very responsive to my requests though and always write something up. When people ask for references now, Bob usually tells them to go out there and read them and let him know which one of those people they want to talk to. No one has ever come back with a list. But, they almost always come back with a signature on a listing contract! I definitely think they are a good thing to do. I have a link to them but don't have any on the home page.

    I think tesimonials are very good and I have had comments that the testimonials sealed the deal. As far as pic or no pic. I think many websites are too much - all about the agent rather than content. That said, I think that the pic familiarizes your client with you and makes them feel like they know you. Wayne

    i wasnt talking about testomonials i have them on all myu websites.

    what i was asking was bout the lead managment system. I want to know what other things like that last suggestion that i could add to it to make it better. It is great now but i need it to start generating refferals

    Hi NuHomeSource,

    So you are in the Dallas Texas area. I have a few cousins who live there and one day possibly like to move there. I heard home prices are still very cheap compare to it here in Seattle. I can sell my house here and move down there and buy two. I think.

    Anyway, the Customer Relationship Management software is something to professionals who need to have a close relationships with their customers like real estate agents really need to have.

    Here is how it works. This is a system that is hosted online. You enter all your customers into a database. From that database, you can run analytical queeries to analyze your customers informtation. You can find out who have or have not bought a house from you lately. Then you can decide to communicate with those people. You can run referal programs where each new customer they referred, they get certain credits. The credits can later turn into gifts, prices, etc..

    Another function it as it the birthday function. Once a day, the program automatically searches through the database for a matching birthday. When there is a match, it send a happy birtday card via email to that person and a long a certificate for a free dinner. The free dinner is provided by the restaurants so you the agent don't have to pay for that. The restaurants will be happy to provide that meal because they get new customers and they charge the friends that come along with the birtday person. As a result, your customers will be very appreciative of you for think of them on their birthdays. In return, you are constantly in their minds so they are very likely to make referals to you.

    well i have made a custom one, What i was asking about was what can i do to make it better. It does alot now but doesnt have get people back. So i am trying to add to it.

    I love the birthday idea and one yar in home and stuff like that. But i am looking for other ideas also.
