Generating leads with website downloads

Just wondering who has had luck with using informational downloads to generate website leads. I'm not talking about the over-used "Home Buying Tips" kind of report ... but real, high-value information products like a report on local schools.

Anyone use this technique? If so, what success have you had with it? Did you have a lead capture system in place, such as web form?

Would love to have your input. Could be a great thread!

I use aweber to capture some leads for just this thing. I have a few free ebooks they get via email as soon as they fill their information in. It seems that foreclosure books, nothing down ebooks, etc. are the best way to go.

Any locations available to download some forclosure e-books...I'd love to pile up some real estate e-books on my website.
