    Default MLS and New Builder Subdivisions

    Is there a generally accepted method for listing vacant lots in a new builder's subdivision on the MLS?

    The lots are for sale, but not without a house that is to be built only by the builder selling the lots. If I only list the price of the lot, the builder will not sell them without him building a house on it. But, the builder has several choices of plans, so I am not able to list the lots including a house built on it, because we don't know what plan the buyer may choose.

    Also, is it acceptable to list the model homes? Even if they aren't to be sold until closeout of the subdivision?

    I understand MLS rules may be different here and there, but probably they are pretty much the same throughout the country.

    I'd just list the lot at the price for the lot only. In the listing make it clear that the buyer must agree that the builder will build the model of their choice from the selection offered. Of course, have the models and floor plans available.
