    Honestley, there are very few direct lenders anymore. I think your looking for someone who services the loan and maintains it in their portfolio. My point being that no matter if its a lender or not they are typically underwriting the loan to sell it after closing. So a lender selling the loan would underwrite and condition based upon the lender's guidelines that the loan is going.

    This is a business of hurdles, there is always the unknown. The deal is not done until the deal is closed. If you keep that in mind at all times and work accordingly you may not be as diappointed as often.
