Sorry to hear about this , I would go back to page 1 of this thread and re-read Ronnie G's sage advice, I doubt you will find any better. You didn' mention the condition of the home but that is a MAJOR factor these days. With inventory at an all-time high there is no reason for buyers to look at homes with ANY problems. The lackluster open houses doesn't surprise me, they just don't seem to be as big these days when you should be able to go online and tour the home. Condition, price, and smell. (Got pets?) If one of these is wrong you may never sell it in this market for close to what you want. 'Staging' can be a big tool, read up on it.
Buyers have to be able to find you though and that is where the marketing will come in. Good luck and let us know how it goes.
