    I personally love buyers, In texas where real estate is still cheaper. i made over 350,000 dollars off buyers. I have one listing at this time and Dont even want it.

    I love buyers and would rather not take listings. The only ones I ever have are past clients or referrals. I quit soliciting listings a long time ago.

    I have always needed to work with both. With buyers you get to see a lot of property so you actually learn value and get paid while you do it. Also there are times when its a buyers market and its hard to sell a listing. When you sell someone a house and keep in touch with them 3 to 7 years later you get a listing that you don't have to work for. I have had buyers who bought every 3-4 years and went from 89K to 149K to 230K to 350K to 650K. I sold them the new home every time and listed and sold the ones they were leaving behind. Thats why it's worth working with buyers. Also it's good exercise.

    Well i sell new homes most of the time. So i dont spend alot of time with them. I know most if not all the builders in the area and know what my buyers are looking for. I can get a buyer to jump in about 3 hours most times. But i also be a saying " a choice without a choice.". Some of you will know what that means and it works with buyers.

    For those of you that "hate" listings why don't you team up with an agent in your office that "hates" buyers? Give each other a 25% referral fee for the leads you give each other. When you have a client that wants to sell also, tell them you have a listing specialist that will talk with them and that your only concern is finding them the perfect home for the best price.

    On the flip side the listing agent can tell their sellers that their only goal is to sell their clients homes for the best price and they focus only on seller.

    It's a win-win. Makes you both specialists and happier.

    I need to figure out how to hire as listing agent. All the people i can get to work for me what to be buyers reps. Oyur new sites are starting to advertise for buyers.

    Unfortunately I think that at least 90% of internet leads will be buyer leads. So the more successful you become on the web, the more buyers you will have! Buyers are hard to work with sometimes, but listings are not fun in a slow market either. I guess its nice to be a buyers agent in a buyers market and a sellers agent in a sellers market! Remember the old saying, "buyers are liars, and sellers are too" Of course thats not true but it seems like it sometimes.
