You need better calls to action, you need a reason for the person to contact you and not the millions of other real estate agents on the web....you need a unique selling proposition.

I get between 5-20 organic web signups and also can get 2-3/day for google adwords that cost me about $400/month. And people give me all details, phone #, email, address, etc. and they actually expect me to call them back! Leads I got from househunt and housevalues and justlisted were advertised differently...and didn't expect a call from a realtor, would actually be offended when they received a call.
It's not even so much how many leads you receive but also how qualified they are to puchase or sell....

I would go with the required registration at a later stage in your search, as stated on another thread I was inspired to introduce this recently and have been pleased with results.

I like to let them search all they want until they want more info. Then they give me their info to see detailed info on the properties. It works.
