    In 20 years have never seen a bank or assett manager reject any offer in writing. They don't ever counter-offer either!

    Why wasn't the listing agent repprimanded for not presenting the offer?

    Your agent is jumping through hoops to do things to apease you. The rejection letter you are asking for will never come (from the mortgage company). Seasoned Realtors with a signed authorization from the seller (mortgagor) often have difficulty just getting an answer from some lenders. You are requiring the listing agent to get you a denial letter? If you have a reason to think you're offer was not presented ask your agent to confront the listing agent or their broker.
    I can tell you if you decide to call the lender and you are told by some clerk they have not received it that doesn't necessarily mean they did not receive it. Ask any agent on this forum how many times they've had to fax an authorization letter more than once because the lender never received it or how many times they've gotten erroneous information from a "customer service rep".
    Maybe the listing agent would share the shipping receipt or a fax confirmation showing the package was to the lender on the date the seller signed it. It may not be proof positive but in a market where one good offer is hard to come by you at least know the listing agent sent something to the lender on that date. At very least a good first step.
