    And how much does it cost?Alot of what Ive read seems to say that the buyers agents fees are included in the sale price of the house. So wouldnt that mean the buyer pays them?

    The commision is set no matter if you use an agent or not. The seller has already agreed to a commision that will be paid and that will not change if you try and due things yourself. The listing agent would just make more money and you would be hurting yourself.

    There are alot of important details that your buyers agent will help you with that you would never think of as this is your first purchase. If you need a good agent that know how to check their e-mail on a regular basis in Grove let me know (just PM me). It won't be me, but I assure you they will be very competent.

    punkndisorderly: clasione is right in pointing out that there is a book on it, and I join him in recommending it. Very readable, very informative, and how can you argue with the price?

    I checked out your cousin's "book"... it's a nice easy read and would be very helpful to new home buyers. Thanks for passing it on.
