1/2% doesn't seem like a very good investment. That would mean that the owner of a $250,000 house is only getting $1250 a month in rent ... if he's lucky. Plus he's got tenant hassles, repairs, vacancies, etc. That's a lousy return on your investment; 6% to be exact.
I can get a risk free, hassle free, CD or Money Market that gives returns in that neighborhood. Any decent mutual fund should be able to double that. So, unless there's some other aspect that's producing a tremendous invisible value (incredible appreciation, an awesome tax break, etc.) it doesn't seem a very good use of the money.
