    Thumbs down Investment finance at 2%

    What we have been able to do is put together a special investment only mortgage package that is available to select investors at a rate unmatched anywhere - investment mortgage finance at 2% (this is a maximum figure at this time and could in fact be less) for up to 30 years. Starting at $75,000 with no upper limit.

    You need this in Utah. We are one of the only states that economists are predicting prices to increase over 2007. Anyways it looks like an interesting idea.

    Interesting product, though the stipulations kill it for me. Mainly the part about being a non-resident

    So this is one of those that seems to good to be true. Even with that said I would love to try it out, but all my property is in Illinois. Heck if it's legit I could have 100 loans sent over in less then a week from my clients.

    One thing that was confusing to me was in the FAQ "Individual apartments are fine, but not for the whole project, neither for condo-hotel, nor resort type property." That wording confuses me a little. Can you do apartment buildings or not?

    Great to be a part of this community.

    I am back here to clarify some issues raised...

    With the 2 percent mortgages we are constantly expanding. As we finalize agreements with new areas we will post them on the site for all to see. We want as many areas as possible around the world but proper licensing takes more time in some areas than others. So we will make no advance promises on specific areas, however we will keep expanding qualified areas.

    Feel you are disqualified because you are not a non-resident?

    Firstly this is not an issue for American residents. For all others - you must be a non-resident of the country you're buying/refinancing property in (except for Americans). Secondly, start thinking outside the box. The are many more territories and countries where you are not a resident. Currently we are able to loan into the following areas: Great Britain, France, Spain, Portugal, Dubai, New Zealand, Hong Kong, Singapore, Australia (Western Australia, New South Wales, South Australia, Queensland, Canberra, and Victoria), Canada (Alberta, British Columbia, Ontario, and Quebec), United States (California, Colorado, Connecticut, Florida, Hawaii, Nevada, New Jersey, New York, Oregon, and Washington State)

    Now obviously you can not be a resident in all of these. Theoretically you will only be a resident in one. That leaves you with all the rest as areas of real estate investment opportunity. With the power of the internet - to view and access investment real estate buying opportunities and now with access to low interest mortgages... the possibilites are endless.

    Ken,

    Sorry, I didn't mean to skip your question I was just getting some further clarification from our manager.

    What the deal is we love to refinance small apartments that are only apartments, not mixed with
    commerical (like a store on the ground floor) or where the owner lives in one of the units.

    And if the owner of the apartments has a company job earning income other than just rental income all the better, this is what we are looking for.

    Example: Mr John Smith works at XYZ company for the last 10 years, has a steady income and one or two rental properties (houses, small apartments, etc..) long term rentals. He can refiance these properties fast and easily.

    Also another Example: Mr John Doe works at ABC company for the last couple of years and lives anywhere in the world, and wants to purchase a second home or rental properties in one of the qualified areas, he sends in his application gets pre approved financing, so he knows how much money he qualifies for, then finds a rental and buys it and finances it through us at 1.4% - 2%. Simple.

    Do you offer a cash-out refi to a Calif. owner/investor for non-owner occupied 4-unit apt. bldg. in Calif.? If so, what maximum LTV? What points/fees/closing costs?
