    Default buyers agents

    Im getting ready to hire on some buyers agents and Im wondering what type of split other people work with their buyer agents?

    Any thoughts ideas are much appreciated.

    Depends.....brand new agents 50-50 on company leads. Seasoned agents the split will be different.

    Anyone else?? Im curious how agents who are giving out there website leads are working it. Im having trouble keeping agents!

    i pay 50/50 for first five deals and 60/40 after. If they bring the lead they get 70/30. if they close more then 3 deals a month on number 4 and after they get 10% more.

    I pay 50/50 on all internet leads to team members. Non team members out of my area I just take a 25% referral.

    I am not an owner/broker, and don't really want to be. So I do not have any direct management responsibility or liability for anyone on my team, and almost no office overhead. My team exists for internet leads referral servicing only. I charge 25% on all leads referred to team members, so they are treated the same as an out of area referral. They can do their own business from other lead sources with no payment to me. Their deal/split with our managing broker varies, and is taken on top of the 25% that comes to me off the gross. Most are on 10% broker splits, so their net is usually 75%. Their net on leads they take from our managing broker is only 50%, so my plan is more attractive to them than what he offers. Zero drop-out rate so far, except one who has too much business to handle right now, so he is not taking any more new leads for awhile.

    I like this idea. I was thinking of the same sort of set up. All the agents in my office are hurting for business right now and would love the oppurtunity work anything!

    My own broker wants to be a "buyer partner" with me - LOL! I am a one-woman operation & I like it that way. I'm on a fantastic 100% plan in my office so I just wanted to get ready for the spring market since I'm super busy right now.

    I checked with my broker to see how the office would handle a "team" situation. However, in my case I would still be part of the team, not just hand off a buyer to another agent. If it comes to that I might have to rethink things.
    Money Magazine says that Orland Park real estate is one of the best places to live in the U.S. Check out Homer Glen homes if you're interested in living in the newest Chicago suburb. Next door, Lemont homes are the priciest in the southwest suburbs and have held their value, even appreciating while prices in other areas have gone down.

    I work for an exclusive buyer's agency and the commission split is as follows:

    60/40 + $75/month = Internet leads from company. I'm responsible for running my own home office and all expenses assosciated with my business.

    65/35 split is available if it's a self-generated lead. Our company gets leads exclusively from the internet.

    How seasoned is the buyer when you refer them out? Are these buyers already in a signed Brokerage Agreement with you? Or are you simply forwarding internet "leads" to have the agent convert, qualify and sign the buyer?

    If I have a buyer in a signed agreement and ready to get in a car to look for property I'm taking 70%. They get 30% for showing property and writing the contract. The hard part is done.

    If I pass a qualified buyer for them to interview and get the agreement signed, show property and write the offer...I take 50%.

    If I pass off a "lead" who still requires converting, qualifying, interviewing, signing, showing and writing the offer - I take 25% (referral fee).
